Knowing how much you can spend will depend on how much you have saved, your borrowing capacity and your understanding of all other costs involved in buying a property. We will also consider if you need to spend as much as the banks are offering?

We’ll help you research which locations will suit your needs now and in the future? We look at all information including: area demographics, growth potential, supply & demand data, lifestyle and what’s important to you.

3.     Identify

Understanding who will be part of the decision making process is important.  Well-meaning family & friends will offer advice and opinions so we make sure you understand who the decision makers are and what is important to each one. We then work on what you are prepared to compromise on to make decisions you will agree on.

4.     Emotions

We spend time with you to show you how to keep your decisions logical and avoid feeling driven by emotions. Understanding that you are not just buying a house, you are buying a home. You are creating a new lifestyle so emotions will come into play,  and that’s O K. With a professional Buyers’ Agent by your side, your judgement will never be clouded.

The fun part of buying a property begins with the searching phase. Most buyers start this process before working on their BRIEF. Searching is often the longest stage of the buying process and can certainly have an impact on the amount of time you have to spend on other things.

We use our professional approach to do the searching for you and with you to create a shortlist of properties that suit your criteria. We offer recommendations based on knowledge and experience during this phase to save you time and give you access to off market properties.

Inspect

Your Buyers’ Agent will organise a suitable time to inspect the properties selected either with you or on your behalf.

Considering each property with a professional and logical approach that will deliver the details needed to make informed decisions.

 
Assessment

Assess

A detailed property assessment is completed to give an indication of the current market value. With valuable market insights this professional tool is used to provide the true potential of the purchase price needed to secure the home and allow you to understand what competition there may be.

This will allow you to make a decision that is based on sound market knowledge and take away any guess work.

We also assist with all necessary due diligence that is required before proceeding to the next step. This includes Section 32 review, organising building & pest inspections and any special conditions that may apply.

 
Negotiate

Negotiate

Having a professional Buyers’ Agent negotiating for you will prevent you making an emotional purchase and help you to think logically. The aim here is to negotiate the best price and terms to secure the property for you.

Using strategies to save you money and give you the confidence to know you are paying the right price. We help to facilitate the exchange of contracts for, and on behalf of you when necessary and will take away the stress that is often associated with purchasing a home.


How much does a Buyers’ Agent cost?

A Buyers’ Agent is paid for the professional service as either a fixed fee or as a percentage of the purchase price.

All fees are negotiable.

There are three main services:

  • Full service - BRIEF - Search - Inspect - Assess - Negotiate

    Fixed fee or % of purchase price - $2,750 inc GST engagement fee with balance to be paid on successful purchase

  • Assess & Negotiate

    Fixed fee or % of purchase price - $2750 inc GST engagement fee with balance to be paid on successful purchase

  • Auction bidding

    $3,300 Fixed fee - $1,100 attendance fee with balance to be paid on successful purchase
